Charlotte County Generator Permits & Install Timeline

Charlotte County requires a permit for any new or replacement residential standby generator. Here’s what the county asks for, so you know what a proper installer should be handling.

What Charlotte County Requires

Per the county’s residential generator permit page, the package includes:

  • A construction permit application stating the fuel type (propane, natural gas or diesel)
  • Load calculations and an electrical diagram showing the meter, main disconnect, panels, transfer switch and the generator’s rating
  • A site plan showing where the generator and any propane tank will sit, their size, and the home’s finished floor elevation
  • Anchoring details, and manufacturer specs for the generator stand if one is used
  • A recorded Notice of Commencement for any job over $5,000, filed before the first inspection

Requirements can change, so your installer should confirm the current checklist with Charlotte County Community Development when they apply.

Inside Punta Gorda City Limits

Homes inside the City of Punta Gorda may go through the city’s building department instead of the county. Your installer should know which one applies to your address.

Flood Zones and Elevation

Many Charlotte County lots near the harbor and canals sit in flood zones. There, the generator may need to be raised above the required elevation, which affects both design and cost.

How Long It Takes

  1. Quote and site visit: usually within days
  2. Permit review: often a few weeks, longer after a major storm
  3. Installation: typically one to two days
  4. Inspections: the county inspects the work before it’s finished

Questions to Ask Any Installer

  • What is your Florida contractor license number?
  • Will you pull the permit and record the Notice of Commencement?
  • Who handles the propane tank and gas line?
  • What does maintenance cost after year one?

Port Charlotte Backup Power is a referral service that connects homeowners with independent, licensed contractors. We do not perform installation work. All work is performed by the contractor you hire, under their own Florida license.
